Project Manager Construction
We are currently working with Ongo Homes as they look to recruit a new Project Manager. To establish, produce and manage improvement schemes to the Ongo Homes Housing Stock and related assets.
To manage, direct and supervise Ongo stock surveyors and project officer to ensure that all Ongo assets remain compliant and asset related information is gathered to plan future programmes.
Salary £37-40K p.a.
Produce tender document including specifications and BOQ’s in order to enable works schemes to be procured efficiently and in accordance with determined contractual terms and conditions.
Produce reports on projects and planned works for board and senior management
Lead on future work programmes such as looking to achieve carbon neutral requirements, future technologies etc.
Specify and procure works contracts for compliance activities, ensuring maximum value for money is achieved.
Establish work scheme requirements by surveying, inspecting, and consulting, checking asset data and from information gathered by Ongo stock surveyors.
Put together detailed specifications and scoping documents from this information and determine most cost effective way in which to deliver the schemes.
Take the lead in exploring and procuring new technologies to heat homes and reduce fuel usage in consultation with internal stakeholders and group companies.
Deal with and discharge obligations to planning requirements and building control.
Supervise contractors on site in scheme delivery and assist in the identification of compensation events and site instructions compliant with current contract terms, NEC JCT etc.
To examine all tendered drawings, documents, prices and specifications including health and safety plans and report any discrepancies’ to the Property Investment manager, prior to contract award and throughout the duration of the contracts.
To monitor and record the progress of the works against the contractors’ proposed programme and to identify and record any reasons for delay or slippage and to ensure the Property Investment Manager is aware of such situations.
To ensure that the highest standards of quality, materials and workmanship and accuracy of the works are maintained. Supervising and ensuring sampling of materials for testing is undertaken in accordance with relevant standards, codes of practice and contract terms.
To anticipate any major alterations to work delivery, timescales or financial alterations to be put in hand by the contractor and keep the Property Investment Manager informed ensuring that all details and relevant information are available in good time.
Deals with all complaints both formal and informal ensuring complainants are visited and written responses are provided within timescales commensurate with the company’s complaints policy.
Ensure that enquiries and internal workflows are dealt within timescales
To work closely with all sections of Ongo and other stakeholders such as, contractors and partners.
To ensure that the client’s obligations are fulfilled under current CDM regulations, including the production of pre-construction information, F10 notifications and assessing construction phase plans and health and safety files.
Knowledge, Skill & Experience Required:-
Experience at a high level in project management, quantity surveying and estimating environment and particularly of contract management in a wide range of construction related projects with a relevant construction related qualification HNC/HND.
Experienced in relevant compliance fields such as fire safety, asbestos, legionella management
A substantial knowledge of various forms of construction including minor civil works.
Working knowledge relating to legislation/regulation appropriate to construction, contract law, tendering and procurement disciplines.
High Level Project management and negotiation skills
Experience in the management of staff including direct supervision of contractors in the progress of construction work.
A wide experience of all types of refurbishment, new build, minor and major construction plus minor civils related contracts.
A sound knowledge of various forms of contract especially NEC3
Ability to put together a brief in order to procure specialist architectural support required for high profile high cost projects.
Budgetary skills and experience relevant to construction programmes and projects, fees and charges.
Conversant with current CDM regulations.
Ability to prepare and submit planning applications and building control applications including all necessary drawings, site plans etc.
Computer literate and capable of fully utilising Microsoft office applications including Outlook and Project plus housing related Asset Management Systems.
Possess a high level of ability to communicate clearly to a wide range of stakeholders including senior officers, customers, contractor management, contract staff, local authority officials, by means of letter, written reports, and telephone and in person with customers and stakeholders.
Demonstrate a firm control of directions on site and ensure quality control is as high as possible.
Demonstrate organisational abilities and time management skills.
Knowledge of all aspects of Health & Safety and compliance in relation to our buildings and properties.
