Job Summary
The Asset Surveyor for assisting with and undertaking the operational delivery of Ongo’s commercial, land, and non-domestic asset portfolio, including corporate buildings and offices. The role ensures facilities management services are delivered effectively through both internal teams and external providers, while also acting as the operational lead for property adaptations, tenant alteration applications and occasional surveying of planned programmes of work. Working under the direction of the Senior Assets Surveyor, the Asset Surveyor supports infrastructure works, contractor management, and estate-related matters, while maintaining accurate asset data to report on performance and financial viability.

Main Responsibilities
- Financial & Sustainability Oversight- Conduct financial viability assessments (NPV) of company assets and monitor sustainability indices to highlight areas for review.
- Asset Records Management- Maintain accurate records of land and property assets, including transfers, purchases, sales, ownership, condition, and energy usage.
- Adaptations & Tenant Alterations- Manage day-to-day tenant alteration requests, granting permissions, carrying out site inspections, and supporting the Senior Asset Surveyor with complex cases. Record and oversee property adaptations to ensure compliance, quality and accuracy.
- Compliance Monitoring- Oversee compliance of commercial leasehold stock (gas, electrical, asbestos, legionella, fire risk) and enforce responsibilities with leaseholders where necessary.
- Energy Performance Oversight- Monitor EPC ratings of commercial leasehold stock and recommend works to ensure compliance with current and future minimum EPC requirements.
- Planning & Legal Support- Assist in drafting and submitting planning applications, liaise with the Legal Team on property enquiries, and document disputes for reporting and improvement.
- Customer & Stakeholder- Engagement Provide professional responses to tenant, leaseholder, and stakeholder enquiries, attend public/local authority meetings, and participate in tenant groups.
- Operational Property Services- Process playground maintenance inspections, landlord meter acquisitions/removals, and street lighting compliance records, liaising with contractors and internal teams.
- Right to Buy/Acquire & Leasehold Matters- Support the wider Property Services Team with Right to Buy/Acquire processes, lease agreements, service charges, and major works disputes.
- Revenue & Asset Monitoring- Record and monitor revenue-generating asset items such as communications and energy generation.
- Cross-Departmental & External Liaison Work- closely with Housing Management, Legal, Finance, Asset Management, and external organisations (solicitors, RSLs, local authorities, utilities).
- Site Visits & Decision Making- Carry out site visits to establish boundaries and measurements, survey properties ahead of planned programmes, make objective and impartial decisions under pressure, and ensure alignment with corporate and service aims.
- The post holder will be expected to be aware of safeguarding vulnerable adults and children and report any concerns via Ongo’s Safeguarding policies and procedures.
Skills, Competence, Experience Required
- Strong communication skills, with the ability to convey complex information clearly in both written and verbal formats.
- Excellent interpersonal skills, demonstrating tact, diplomacy, assertiveness, and the ability to build effective relationships at all levels.
- Proven problem‑solving ability, with sound judgment and impartial decision‑making under pressure.
- High level of IT proficiency, including the ability to develop, manage, and utilise asset and information systems effectively.
- Strong organisational skills, with the ability to prioritise workloads, manage conflicting deadlines, and maintain accuracy.
- Solid financial acumen, including experience in assessing viability, monitoring budgets, and ensuring value for money.
- Comprehensive knowledge of legislation relating to leases, land ownership, property management, and compliance requirements.
- Ability to interpret legislation and guidance, providing accurate advice to leaseholders, tenants, and stakeholders.
- Experience in preparing documentation, reports, and presenting complex information to diverse audiences.
- Commitment to customer focus, equality, diversity, inclusion, and continuous improvement in service delivery.
- Skilled in recording, analysing, and reporting information to support decision‑making and identify trends.
- Experience in coordinating cross‑team collaboration, recognising service impacts, and involving relevant teams as required.
- Full driving licence and access to a vehicle, with flexibility to travel across North Lincolnshire and surrounding areas.
- Awareness of safeguarding responsibilities, with the requirement to undergo an enhanced DBS check
