Job Summary
A Neighbourhood Caretaker is responsible for maintaining the cleanliness, safety, and general upkeep of communal areas within Social Housing Neighbourhoods and Specialist and Retirement Living Schemes.
They ensure the Neighbourhoods are welcoming for local residents and meet the agreed Neighbourhood Standards. Undertake minor repairs, general maintenance and environmental projects.

Main Responsibilities
- Removing litter and bulky waste from communal areas.
- Ensuring bin stores are clean and clear of rubbish, including unblocking bin chutes.
- Clearing weeds, moss and leaves from communal areas.
- Removing graffiti (including offensive graffiti within 24 hours).
- Dealing with fly tip and bulky items, programming fobs for controlled door entry systems, reporting health and safety concerns, defects and any areas of any potential compliance issues.
- Mentoring and supervising volunteers and school work experience placements.
- Undertaking cleaning tasks both internally and externally.
Estate Management:
- Being a visible presence within Neighbourhoods to ensure they are kept clean, safe and secure.
- Working with tenants and partners to encourage social responsibility for keeping the environment clean and tidy.
- Supporting Neighbourhood Officers by identifying and reporting perpetrators of anti-social behaviour, fly tipping, breaches of communal area procedure and any other potential breaches of tenancies and providing witness statements where appropriate.
- Maintaining records of completed work and other relevant information.
- Managing health and safety issues in their area of responsibility.
Tenant liaison:
- Acting as a point of contact for residents regarding services impacting our Neighbourhoods.
- Responding to queries in a positive and helpful manner and providing advice and assistance to help tenants resolve queries.
- The post holder will be expected to be aware of safeguarding vulnerable adults and children and report any concerns via Ongo’s Safeguarding policies and procedures.
Skills, Competence, Experience Required
- The ability to carry out a variety of communal caretaking tasks for the upkeep of our Neighbourhoods.
- Interpersonal and communication skills:Good at dealing with people, building effective working relationships with other employees, contractors, volunteers, work placements and residents, communicating clearly and politely.
- IT skills: Knowledge of using iPads, smart phones and laptops for CPD and accessing Risk Assessment.
- Organisational skills:Well-organised, able to manage own workload, and work without close supervision.
- Initiative and problem-solving:Ability to use initiative and address issues as they arise.
- Health and safety awareness:Knowledge of and adherence to health and safety regulations and procedures, including COSHH regulations.
- Physical fitness:The role involves manual handling and heavy lifting and there may be the need to use a ladder.
- Must hold a current and valid manual driving licence, as will be required to drive a company van.
