Job Title: Maintenance Assistant
Overall Purpose of Job
To carry out a range of maintenance related tasks within our properties.
To work individually, and as part of a team within our Empty Homes service, carrying out work that enables the property to be returned ready to let within timescales and quality standards.
Ensure that the cleanliness, security & safety of our empty properties is maintained at all times.
To carry out cleaning activities to an agreed standard
o Cleaning & disinfecting internal areas, including toilets, kitchens & bathrooms
o Property & garden clearance and removal of the associated waste.
o Strimming and cutting of gardens where required.
To carry out multi-skilled maintenance tasks as required to complete works effectively & efficiently, this would include, but not limited to tasks such as;
o Removal of items within the property including where elements need to be removed to enable new ones to be fitted.
o Replacing, refixing & repairing joinery items within properties, such has internal doors, skirting boards, floorboards stairs, bannisters and kitchen units
o Painting & Decorating tasks in properties as instructed by the trade supervisor or the Empty Homes Co-ordinator.
o Carrying out Plumbing repairs to pipework & wastes where required
o Small Plastering & Bricklaying repairs to internal & external walls.
o Repairs to external paths, including concreting & slabs
o Carry out repair or refixing of rainwater goods to properties.
o Removal & renewal of small areas of floor & wall tiles.
o Installation of items such has shower curtains, grab rails and other minor aids & adaptations to tenanted & empty homes.
Ensure that adequate stock levels are maintained to enable maintenance tasks to be completed in a timely manner.
To actively assist the Trade Supervisor to diagnose and carry out the required work within properties.
To assist with ensuring that materials are available, either pre works or whilst works are ongoing, to ensure that tasks are completed in a timely manner.
To carry out tasks in compliance with all the Health & Safety legislation and / or the organisations policies and procedures.
Creativity & Innovation
The post holder will be expected to identify and carry out work identified whilst on site, that effects the repair required to the expected standards.
The post holder would be expected to be creative and innovative to resolve property based problems
To identify & diagnose any extra works required outside of those already identified through inspection and carry out as required.
The post holder will be expected to think of solutions without the need for assistance from other for the problems they encounter in their day to day activities
To provide a front line service that ensures targets and standards are met across all the post holders’ activities.
Ensure jobs are carried out in a safe, clean and secure manner.
You should demonstrate a common-sense approach to problems and basic repairs with the ability to deliver innovative solutions
Contacts & Relationships
Supervisors and the Empty Homes Co-ordinator on a daily basis, to discuss and identify actions, works required, timescales and locations of next job.
Daily contact with the Works Planners to discuss works and property completions.
Daily and frequent contact with other members of the team involved in completing work to our properties.
Lettings Officers and members of the Housing team on a frequent basis, to discuss completions of work or actions that need to be taken to resolve issues on estates or in properties, including security of sites and properties
Some contact will be with tenants and other stakeholders whilst undertaking some of the duties set out.
The post holder would handle difficult and potentially aggressive customers when having to communicate decisions and undertaking their daily tasks.
Liaise directly with Empty Homes teams to ensure keys are managed appropriately and do not cause any delays in void turnaround times or the quality of re let properties
Frequent contact with members of the public and tenants will be part of the role. This could be on a regular basis when carrying out work at our properties.
You will be expected to work with Apprentices, Volunteers and Work placements when required.

Prioritising own work load to meet deadlines associated with completion of jobs and returning void properties
Carry out tasks set out through inspection and decide the most effective way of completing those tasks and how the work is to be done.
Deal effectively with day to day issues making decisions on how to resolve operational issues, such as the most appropriate work methods, the type of materials required and the impact on other workload priorities for themselves and others
Have a proactive problem solving approach to work.
Have an understanding of the need to allocate resources effectively.

Any vehicle used by the post holder to carry out their duties. These can be up to the value of £15,000
To carry daily vehicle and equipment checks and ensure that they meet all legislative requirements.
Personal equipment such as mobile phone, safety equipment and power tools, with a value of around £2000
Cleaning equipment, tools and supplies.
Van stock materials up to £1000
May hold keys for empty properties.
Work Demands
Ability to work flexible and on occasions outside of normal working hours.
You must be able to carry out a range of minor multi-skilling tasks, such has plumbing, joinery, bricklaying & floor & wall tiling
The ability to manage and adjust to conflicting deadlines, such has in relation to completions targets for jobs and ensuring that the work is completed ‘right first time’
The ability to manage conflicting priorities such as those related to high demand for properties.
The post holder must be able to work unsupervised.
Must have a full driving licence.
Must be willing to undertake all aspects of training including Health & Safety training
Be responsible for tools & equipment.
Physical Demands
The physical demands on the post holder will include:-
Daily routines involving walking, lifting and carrying including heavy items.
Some working at height may be required.
Physical effort will be present for the majority of the working day.
Use of specialist equipment which at times will involved substantial physical effort.
Those associated with general tasks both inside and outside of properties.
Use of power tools and other equipment as required
Working Conditions
The post holder will work within Ongo tenants and private resident’s properties, both externally and internally and on occasions in a normal office environment.
The majority of the post holder’s time will be spent within a residential neighbourhood.
The post holder will spend a substantial amount of time outdoors working in external and internal communal areas in all weather conditions.
At times the post holder will work within unpleasant and unhygienic surroundings.
Work Context
The post holder will be required to use a mobile phone, IPad, satellite navigation system, computer and other technology to allow efficient work and communication.
Exposure to hazards related to items such has needles, sharp items and drug paraphernalia.
Hazards posed by household waste, dog fouling and human excrement.
Work will be undertaken in both cold and hot conditions.
Heavy lifting will be a part of the role and could cause some muscular-skeletal issues
Working with substances that fall into the COSHH regulations will be required.
May be subject to some verbal abuse and aggression.
Exposure to these risks is minimised through a comprehensive risk management approach.
Role includes some working alone and operatives will be expected to fully utilise the lone working system.
